Fully managed is by-far our most popular service, it allows landlords to take a step back and trust us with the day-to-day management of their property. 

Fully managed (all inclusive)

What to expect and what is included in our most comprehensive service:

• Confirmation to the Council tax department of new tenancy

• Comprehensive tenancy agreement & supporting documents

• 24/7 maintenance support

• Arrears department 

• Relevant notices for vacant possession

• Quarterly property inspections

• Final property inspection at end of tenancy

• Deposit negotiations at end of tenancy

• Arrangement of repairs and cleaning

Fully managed - What’s the cost?

• Set-up cost: 50% including VAT of first months rent (payable from month one)

• Management cost: 14% including VAT of monthly rent (payable from month two onwards)

• Deposit bonding: INCLUDED

• Inventories: INCLUDED

• Tenant Notices: INCLUDED

• Rent Protection: From £250 including VAT (optional)

• Energy Performance Certificates: £90

• Gas Safety Certificates £80

• Electrical Safety Reports: £150

Example: If the monthly rental amount was £1,000 per month. From the first months’ rent you would be charged £500 including VAT only (plus any surcharges for arranged certificates). Then at 14% inc VAT from month two onwards you would pay £140 per month thereafter until the tenancy comes to an end.

Non-Managed (tenant find only)

• Inventories: INCLUDED

• Rent Protection: From £250 including VAT (optional) 

• Energy Performance Certificates: £90 

Example: If the monthly rental amount is £1,000 per month, our cost would be £1,000 including VAT (plus any surcharges for arranged certificates).
